Office Rent Prices in Tokyo: Tsubo Rates, Deposits and Lease Terms
Tokyo is the largest office market in the world, and its central five wards — Chiyoda, Chūō, Minato, Shinjuku and Shibuya — concentrate most of the Grade-A stock. Rents are quoted per tsubo (3.3 m²) per month; serviced offices and coworking are priced per workstation. A conventional lease requires a security deposit of 6–12 months' rent, while serviced offices ask for only 1–2 months — one reason flexible space is booming among foreign companies entering Japan.
Typical serviced-office rates run from around ¥60,000 per workstation in prime districts, with coworking hot desks from roughly ¥30,000–60,000 per month. Conventional Grade-A space asks ¥30,000–55,000 per tsubo in the CBD, dropping noticeably a few minutes further from the station.
